There are 2 issues being distributed in the neighborhood. The earlier issue, which was being distributed on Sunday, October 30, does not have the link to the City of Rochester’s Current Development Proposal website in it. That information came from Mike Zirbes on Monday, October 31. So that information is now being distributed in that later issue which was printed after Monday.

Mike Zirbes, the developer for the proposed River Walk Apartments, sent us a link to the city of Rochester’s Current Development proposal website. This is the city website where the entire project submittal package can be viewed.  The traffic study, shadow study, neighborhood meeting minutes, etc., are part of the submittal and it is the most efficient way to view the material.

The River Walk plans are about the 5th plan down from the top on the website. The introduction to the plans as it is seen on the city of Rochester website is below.

Restricted Development Preliminary Plan #R2016-034CUP Riverwalk Downtown City Apartments by GZ East Center Street, LLC to allow the development of a 6-story building with 149 residential with 174 underground parking spaces, with a small area for a commercial use. The property is located along the north side of East Center Street east of the Zumbro River and south of Mayo Field.

I will try to download all the documents to the ESPNA website at www.espna.us so you won’t have to search through a sea of plans on the City of Rochester website but right now I am unable to do so as one of the documents is too large for our website.

One other point.

The date the River Walk proposal goes to Planning and Zoning is listed in the October 2016 Newsletter and on the city website. It is Wednesday, November 9, 6:00 PM in the City Council/Board Chambers, located at 151 4th Street SE. The date that this goes before the city council is listed on the city website.  It is on Monday December 5, 2016. I did not have the city council date in the newsletter as it was not made known to me until I saw it in the information provided to me from Mr. Zirbes on Monday, October 31.

Just in here’s additional information from Greg Johnson CNU-A, AICP, Senior Planner Rochester Olmsted County Planning. The attachment below is a revised Zoning Analysis table for the Riverwalk Downtown City Apartments Restricted Development CUP application, R2016-034CUP. The setback standards of the R-4 zoning district within the table have been revised. Additionally, a note has been added to the bottom of the table to describe the setback requirements for the building along the east property line.
